TS REP strategically invests in commercial properties and seeks investors who are interested in the benefits of a passive real estate investment as part of their investment portfolio.   With a minimum investment it is possible to participate in commercial real estate opportunities not otherwise available to an individual investor.

 

Our strategic focus is to build a portfolio in multi-family, mixed use and single family residential (mainly income-producing) properties primarily by using our expertise and relationships to identify off-market and market opportunities to structure and manage investments on behalf of our investors.

 

TS REP seeks to invest in single properties that meet our conservative investment criteria to deliver 8-10% average annual cash-on-cash returns  to our investors.  Our current focus is in the Greater Cincinnati area and is based on criteria that includes location (i.e. proximity to mass-transit, shopping,  demographics, parking, traffic, neighbors), "value-add" potential, asset and rental income appreciation potential in this geographic market and other strong emerging markets.

 

The properties will be purchased using mainly non-recourse debt (65-70%) with a single purpose limited liability entity.  TS REP will act as managing partner in each of the limited liability partnerships formed and all of the Net Operating Income (after deducting reasonable reserves and fees) will be distributed to the investors.

Full transparency is important to us.  All fees are fully disclosed for each investment and all investors receive regular project reporting.

Finally, as a demonstration of our belief in each and every investment we offer to our investors, TS REP will be a direct investor in every property we include in our portfolio.
